Nancy Gracen Klein is an associate in the Tax Practice Group and a member of the tax credit finance team.


Nancy Gracen’s practice focuses on affordable housing transactions. She represents investors and lenders in low-income housing tax credit transactions involving construction and permanent financing; federal and state tax credits; tax-exempt bonds; tax exempt loans; MTEBs; HOME loans; HUD, RAD, and AHP grants or loans; research and development loans; Fannie Mae; and Freddie Mac.

Nancy Gracen earned her juris doctor degree from The University of Alabama School of Law, where she graduated in the top 15% of her class. While in law school, Nancy Gracen was an editor on the Alabama Law Review and competed as a member of the National Trial Advocacy Team, for which she received the George P. Taylor Award and Stancil R. Starnes Scholarship for Outstanding Achievement in Trial Advocacy. Nancy Gracen was also a member of the Bruce Siegal Intellectual Property Moot Court Team, which was named the National Winner of the Best Oralist award at the 2020–2021 Saul Lefkowitz Trademark Moot Court Competition.

Nancy Gracen draws on her experience to assist not only her clients, but also younger individuals with dreams of becoming lawyers themselves. She is a co-founder and partner of Crimson LSAT Tutoring & Consulting, where she provides consulting and tutoring to individuals, small groups, and pre-law organizations.
